Claude for real estate: listings, prospecting and client follow-up (prompts included)

Claude for real estate: listings, prospecting and client follow-up (prompts included)

Between viewings, calls and paperwork, a real estate agent spends a significant part of the day writing: listings, replies to prospects, prospecting letters, reports. That is exactly where Claude saves time. Here is how to build it into your daily routine, with reusable prompts and the precautions to keep in mind.

How does a real estate agent use Claude? To write attractive listings from a property's characteristics, reply faster to incoming enquiries, prepare farm-area prospecting (letters, door notes) and structure client follow-up (reminders, viewing reports). You save time on the writing and keep control over the figures and compliance.

Writing listings that convert

A good listing hooks the reader in three lines, highlights concrete strengths and makes people want to visit. Instead of starting from a blank page, describe the property to Claude and let it propose a structured text, then refine the tone. You can ask for several versions: one aimed at families, one aimed at investors, a more factual one for the portals. In practice, you will often keep 80% of the first draft and simply sharpen the rest.

Property listing Write a sale listing for this property: [property type], [surface] sqm, [number of rooms], [neighbourhood/city] area, strengths [orientation, outdoor space, renovation, transport, schools...]. Warm but professional tone. Structure: short hook, one-paragraph description, list of key strengths, call-to-visit sentence. Do not mention any price or legal disclosure, I will add them myself.

Claude helps you write, but it does not know the mandatory disclosures specific to your listing (energy rating, applicable floor-area standard, fees, etc.). Add and check them yourself: you remain responsible for the compliance of the publication.

Adapting the description to each channel

The same property is not presented the same way on a portal, on social media or in a printed shop window. Ask Claude to adapt the length and tone without rewriting from scratch every time. You keep a consistent base and you publish more regularly. One property description becomes an entire week of content in a matter of minutes.

Multi-channel variations From this description: [paste your listing], produce three versions: (1) a short 2-sentence version for an Instagram post with a few relevant hashtags, (2) a 60-word portal version, (3) a punchy 25-word shop-window version. Keep the same property and the same strengths, only adapt the tone and the length.

Replying and following up faster

Prospects who fill in a form or send a message expect a fast reply. Claude helps you produce personalised responses in seconds, based on the enquiry received, without falling into impersonal copy-paste. You proofread, add your availability and send. Speed matters here: the first agent to respond properly is very often the one who gets the viewing.

Reply to a prospect A prospect writes to me: "[message received]". Write a professional and warm reply that: acknowledges receipt, answers their question, offers two viewing slots, and invites them to call me back. Keep it concise (under 120 words), signature: [your name, your agency].

For follow-ups, build a small library of messages by stage: prospect who has not replied, viewer with no feedback, mandate approaching expiry. Claude writes them once, and you reuse them by simply changing the first name and the context. You never leave an enquiry unanswered, and you follow up at the right moment without having to think about it.

Prospecting your farm area

Prospecting remains the lifeblood of the business. Claude does not replace fieldwork, but it speeds up the preparation: prospecting letters, door notes, referral messages, flyer copy. Give it your area, your positioning and the result you are after. The more precise your brief, the more the copy sounds like you rather than like a generic agency.

Prospecting letter Write a prospecting letter addressed to homeowners in the [neighbourhood] area. Objective: offer a free valuation and position myself as the go-to local agent. Tone: professional, approachable, no sales pressure. 150 words maximum, with an opening hook and a clear call to action (phone / booking an appointment).
Door note Suggest three short door-note variations (3 to 4 lines) to drop in letterboxes after a recent sale in the area. Idea: "I sold near you, contact me to find out what your property is worth". Local, reassuring tone, no price promise.

Preparing valuations and appointments

Claude does not set prices. It does, however, help you prepare the valuation meeting: structuring your pitch, anticipating the seller's objections, formulating the valuation method and listing the documents to collect. You walk into the appointment better prepared, with the numbers in hand. It is also a good way to rehearse: ask Claude to play a hesitant seller and practise your answers.

Valuation meeting preparation Help me prepare a valuation appointment for a [property type] in [city]. Give me: a meeting outline, the questions to ask the owner, the main criteria that influence the value, and three common objections with an answer for each. Do not invent any amount: I set the price based on my own market data.

Writing viewing reports

A clear viewing report reassures the seller and makes your follow-up look professional. From a few notes taken after the viewing, Claude formats a concise, actionable summary you can send directly to the vendor. Done consistently after every visit, it becomes a strong argument for winning exclusive mandates.

Viewing report Here are my notes after a viewing: [raw notes]. Turn them into a clear report to send to the selling owner: the visitor's overall impression, points they liked, reservations expressed, next steps envisaged. Factual and professional tone, half a page maximum.

Following up and retaining clients

After the signature, the relationship continues. Claude helps you nurture the connection: contract anniversary message, review request, checking in, asking for referrals. These regular touches feed word of mouth without demanding any writing time from you. The same logic applies to other client-facing roles: see our article Claude for sales teams.

The rule you must never forget: you validate

Claude is an excellent writing assistant, not a compliance body or a market expert. It knows neither the real prices in your area, nor the exact legal disclosures for your listings, nor your clients' personal data. Use it to write fast and well, but always proofread, complete the mandatory information and check every figure before publishing or sending. It is your professional liability on the line.

Frequently asked questions

Can Claude estimate the value of a property?

No. Claude has no access to the actual transactions in your area and should not produce a figure. It helps you structure your pitch, formulate the valuation method and prepare the meeting. The price remains set by you, based on your own market data.

Are listings generated by Claude compliant?

Claude writes attractive copy, but it does not guarantee the listing's compliance. Mandatory disclosures (energy rating, floor area, fees, etc.) and all figures must always be checked and validated by the agent before publication. Claude helps you write; it does not replace your control.

Should you give confidential information to Claude?

Avoid passing on sensitive personal data about your clients. Work with factual elements about the property (floor area, orientation, strengths) and anonymise anything relating to people. You keep control over confidentiality while still benefiting from the writing assistance.
